Responsible for the project is Ostrowscy Architekci Biuro Projektowe - a recognized Silesian studio with national and international reach, led for 24 years by architects Dagmara and Jaroslaw Ostrowski. Their projects have won numerous awards in prestigious competitions. Mr. and Mrs. Ostrowski are able to translate design guidelines into the language of modern forms and functional interiors. Our cooperation has lasted continuously for 8 years. We have completed a number of premium projects, so our model of operation gives confidence that the concept will be implemented as intended.

ARCHITECTURE SENSITIVE TO LIGHT, WIND AND HORIZON

Ostrowski Architects - who work in Silesia on a daily basis - think of the sea with a certain longing, which in the „Between the Sails” project translates into a particularly sensitive treatment of light, wind and opening to the horizon. Instead of literal seaside decorations, they propose a clean, contemporary architecture, in which nautical references arise from proportions, light, rhythm and the way common spaces are shaped. Also characteristic of the studio is its skillful handling of daylight and artificial light, as well as the interior-environment relationship. This is evident in large glazing, deep arcades, carefully framed views and the presence of greenery introduced on the facades.

CONCEPT

The idea behind the project


Architectural concept

„Między Żaglami” is a contemporary apartment building with a simple, elegant body, inspired by the silhouette of a moored yacht. Rhythmic high porticoes create spaces for loggias and terraces, ordering the facade like masts in a modern marina.

The key element of the composition is the open, central communication zone, which cuts the body into two symmetrical parts. Thanks to this, the whole can be read as two large sails, between which the main entrance leads.

A vertical, lighted lobby with a flight of stairs acts as a narrow, bright isthmus between the sails, directing the eye toward the sky and the greenery behind the building. The open communication organizes the function while becoming a representative space.

High loggias, tucked under a common roof, allude to the deck of a ship: covered, semi-open spaces from which one observes one's surroundings as from an upper deck - with a sense of security, but in direct contact with wind and light. Balustrades with large glazing act as delicate rails, and the rhythm of slender columns brings to mind the ranks of masts and rigging of a yacht.

Greenery, climbing on the facades, softly wraps around the structure like vegetation overgrowing wharves and breakwaters in a seaside harbor, adding lightness and naturalness to the precise, geometric mass.

The building uses large glazing that plays a dual role: on the one hand, it provides a large supply of natural light to the interiors, and on the other, it opens the apartments to wide views of the surrounding nature. As a result, the landscape - the trees, the greenery of the garden, the sky and the changing times of day - becomes a natural extension of the living space - just like the horizon viewed from the deck of a ship. The interiors are bright, illuminated and breathable, and the boundary between inside and outside is softened and dissolved in light.

Nighttime illumination brings out the most important features of the architecture. Slender, linear luminaires at the base of the columns subtly highlight the deep arcades and rhythm of the porticoes. Warm light in the central communication cutout accentuates the division of the block into two sails and guides users like a harbor entrance beacon. Soft spot lighting at the floor and entrances reinforces the impression of three-dimensionality and makes the tectonics of the facade legible even after dark.

Despite its distinctive form, „Between the Sails” retains an intimate character. The small scale, limited number of apartments and carefully designed common spaces make the building create a friendly atmosphere of a private villa by the sea. Loggias and terraces allow the residents to discreetly participate in the life of their surroundings, while a small entrance courtyard and a garden on the interior side of the quarter build a feeling of intimacy.

„Between the Sails” is an individual project, developed with a demanding client in mind, looking for the seaside not only a high standard of finish, but also a distinct, consistent architectural idea.

Each apartment has its own intimate piece of space - in loggias and terraces that act as a private piece of decking, protected from the wind, yet open to the sights and sounds of the surrounding nature.

The apartment in „Między Żaglami” is like a luxurious cabin on the best yacht - on the one hand it provides full comfort, privacy and refined interior detail, on the other it is in direct contact with the elements of the sea: light, wind and greenery.

Thanks to this, „Między Żaglami” is not an anonymous building by the sea, but a signature, author's realization, in which the experience and sensitivity of the Ostrowscy Architekci team translate into a high quality of space - both in the scale of the entire block and the detail experienced by users on a daily basis. It's a modern haven and a peaceful harbor for residents and visitors, who return here after a day on the Baltic Sea as if to their own discreetly luxurious home moored on the shore.

It is with joy and pride that I present to you the investment „Między Żaglami”, which I subscribe to not only as a developer, but above all as a lover of architecture. This is the fourth development of intimate apartment buildings on the Polish seaside. However, this one differs from the previous ones.

I believe that good architecture does not have to end with interesting concepts that no developer has the courage to realize - both because of cost and because of execution and technological requirements. That's why I once again invited the renowned Ostrowscy Architekci studio to work with me. I have full confidence in their experience and custom idea. We decided not to compromise on functionality and aesthetics. Although I hear from many people that it is bold, perhaps even audacious, my goal is to realize this vision.

A building is being constructed in Niechorze, which will simultaneously be both an ideal place to live, relax and work remotely, and an example of architecture that harmoniously blends with the coastal environment. The implementation of this project is a challenge that requires maximum precision and commitment from me and the entire team. But it is the lack of compromise that defines a true premium.

Each apartment in the „Między Żaglami” development is a commercial unit with tourist accommodation. Seaside properties in the vast majority are purchased in such a model, because it provides a number of financial optimizations not available when buying an ordinary apartment.

Access from major cities

No PCC tax (2%)

This saves several thousand zlotys.

Full VAT deduction 23%

The ability to fully deduct 23% VAT for any taxpayer (individual and business).

VAT refund from the tax office

After the purchase, you can apply for a refund of all VAT (23%) to the Tax Office. Thanks to the VAT deduction, the actual cost of purchasing the property is nearly 1/5 lower than the quoted gross price.

No need to set up a company

When buying a property as an individual, you do not need to open a business (JDG) to reclaim 23% VAT. A simple registration for VAT purposes will suffice. Please contact us to discuss this procedure in more detail.

Depreciation

As of 2023, ordinary apartments can no longer be „depreciated,” that is, their value can be included in expenses. Our apartments have the status of commercial premises, which changes a lot. Every year, you can deduct from income the cost of purchasing and finishing a turnkey apartment.
